Residential painters for Caulfield homes

Caulfield sits about 20 to 25 minutes south of our Kew office. The blocks between Dandenong Road and Glen Huntly Road were largely built out in the 1920s and 1930s, so the typical job here is a solid brick or rendered interwar home that has been repainted two or three times and is due for a proper strip back rather than another quick coat.

The racecourse dominates the middle of the suburb, and the streets around it, along Kambrook Road, Booran Road and Bambra Road, hold some of the most generous blocks in Glen Eira. Caulfield station and the Monash University Caulfield campus sit on the north-eastern edge, which brings a mix of student rentals, older flats and family homes within a few streets of each other. Closer to Glen Huntly Road the housing tightens up into bungalows and post-war brick veneers.

Rendered facades, roughcast panels and clinker brick trims all fail in different ways, and Melbourne's swings between hot summers and wet winters find every weak point. We spend most of our time on preparation, because that is what decides whether a Caulfield exterior still looks sharp in ten years.

What we paint in Caulfield

Interwar Caulfield homes were built with lime and cement render over brick, often with roughcast bands, rendered chimneys and painted brick sills. Over decades the render develops hairline cracks and drummy patches where it has separated from the wall, and old oil-based coatings chalk and flake. We sound the render before we quote, patch failed sections and prime with the right sealer so the new system bonds.

The post-war homes further south bring brick veneer with timber eaves, fascias and window frames that have often gone unpainted for years. Newer townhouses and rebuilds near the station add acrylic render and fibre cement, which need different primers again. Inside, hard plaster walls, picture rails and panelled doors reward careful cutting in.

  • Rendered and roughcast interwar homes around Kambrook Road and Booran Road
  • Solid clinker and red brick homes on the wide blocks near the racecourse
  • Californian bungalows and post-war brick veneers towards Glen Huntly Road
  • Older walk-up flats and student housing near Caulfield station and the campus
  • Townhouses and contemporary rebuilds replacing single homes across the suburb

Render, roughcast and brick trims

Heritage overlays in Caulfield are patchier than in Elsternwick or Caulfield North, so most of our work here is guided by good practice rather than a permit. The City of Glen Eira does have overlays over some streets and individual homes, and we check the planning maps before quoting any exterior where previously unpainted brick or render might be involved.

That usually means render repair before paint. We are qualified texture coating applicators, so we can rebuild texture on patched roughcast and specify a flexible membrane coating on render that has cracked. Clinker brick trims are best left as bare brick, and we mask and protect them rather than painting over. Where an extension meets the original house, we match texture and sheen so the join disappears.

Painting in Caulfield: common questions

My rendered Caulfield home has cracks and hollow patches. Can you fix them before painting?

Yes. We tap-test the render, cut out any drummy or loose sections, and patch them with a compatible render before priming. As qualified texture coating applicators we can rebuild roughcast texture so patches blend in, and we specify flexible coatings over hairline cracking.

Do you paint the older flats near Caulfield station and Monash?

We do. Many of the walk-up blocks near the station are managed by owners corporations, and we can prepare a scope of works for the committee, work within agreed access times and stage the job around tenants. Common areas, balconies and rendered facades are all standard work for us.

How much does it cost to paint a house in Caulfield?

It depends on the size of the home, how far the render and timber have deteriorated, and whether you want a refresh or a full restoration. A single-storey brick veneer in fair condition sits well below a large rendered interwar home needing repair. Our cost breakdown page explains each pricing stage, and every quote is itemised and fixed.

Can you work around race days and event traffic near Caulfield Racecourse?

Yes. On major race days the streets around the course fill early and parking restrictions change, so we plan deliveries and team arrivals around the racing calendar for homes nearby. Our crews arrive from 7:30am and are usually well set up before traffic builds, and we keep our vehicles off the street where we can.
