Residential painters for Hawthorn homes

Hawthorn sits directly south of our Kew office, so it is one of the suburbs we work in most. Glenferrie Road or Power Street gets a team to almost any Hawthorn street within ten minutes. We know the tight Victorian streets near the river around Burwood Road, the wide Edwardian avenues of Grace Park, and the busy strip around Glenferrie Road and Swinburne where flats sit beside period houses.

Hawthorn is one of Melbourne's oldest suburbs and the housing shows it. Boom-era Victorian terraces and villas cluster towards the Yarra and along Power Street and Burwood Road. Between Glenferrie Road and Auburn Road the estates fill with Edwardian and Federation homes in red brick with timber fretwork and roughcast gables. Interwar flats and 1960s walk-up blocks add another layer, and large modern rebuilds sit on the bigger blocks near Scotch College.

Painting here means respecting the streetscape while dealing honestly with what age does to timber, render and brick. Old oil paint on hardwood sashes, lime render patched with cement, lacework rusting under a dozen coats: none of it is a problem if our estimator finds it on the first visit and prices it properly.

What we paint in Hawthorn

The Victorian homes near the Yarra and around Burwood Road, Power Street and the St James Park estate are the oldest surfaces we work on. Rendered and ruled facades, bluestone footings, cast iron verandahs and turned timber posts each need different treatment. We strip failed coatings back to a sound edge, consolidate soft render, treat rust on iron before priming, and re-putty sashes where the timber allows.

In Grace Park and between Glenferrie Road and Auburn Road, Edwardian and Federation homes bring tuck-pointed red brick, roughcast gables, fretwork and leadlight. Face brick is usually left alone and only the timber, render and metal are coated. Around the Glenferrie strip and Swinburne, interwar and 1960s flats run by owners corporations need a specification for the committee and work staged around residents.

Heritage overlays and Boroondara requirements in Hawthorn

Hawthorn has some of the most extensive heritage overlay coverage in the City of Boroondara. Grace Park, St James Park and the older streets off Burwood Road fall under precinct overlays, and many individual homes are listed in their own right. Repainting a surface that is already painted does not normally need a planning permit. Painting brick, stone or render that has never been painted usually does, and individually listed buildings may have colour controls too. We can tell you which applies before you commit to a scheme, and point you to the right people at Boroondara if an application is needed.

We are also careful about what sits under the old paint. Many Hawthorn homes still carry lead-based coatings on exterior timber and iron, so we test for it and follow lead-safe removal practices. Colour can be matched from paint scrapes, drawn from heritage charts, or developed with your architect or colour consultant.

Painting in Hawthorn: common questions

Do you paint apartments and walk-up flats in Hawthorn?

Yes. Hawthorn has a large number of interwar and 1960s flats, particularly around Glenferrie Road and the station, and we regularly work with owners corporations on exterior repaints, stairwells and common areas. We prepare a written specification for the committee, work within agreed access times and keep residents informed.

My Hawthorn house is in a heritage overlay. Can I still change the colour?

Usually, yes. Repainting already-painted surfaces in a new colour normally does not need a permit, although individually listed properties can have specific controls. Painting unpainted brick, stone or render is different and usually needs Boroondara approval. We will check the overlay on your property and advise before any colour is chosen.

How much does it cost to paint a period home in Hawthorn?

It depends on size, storeys, access and the condition of the existing coatings. A single-fronted Victorian terrace with sound render is a very different job from a double-storey villa with rusting lacework and failing paint on every sash. Our cost breakdown page explains how each stage is priced, and every quote is itemised and fixed.

Can you work around narrow side access and shared walls on Hawthorn terraces?

Yes. Terraces near Burwood Road and the river often have shared walls, laneway access and very little room down the side. We plan scaffolding and ladder positions before we start, agree access with neighbours where a shared boundary is involved, and protect adjoining properties from overspray and dust.
