Residential painters for Hawthorn East homes

Hawthorn East is a short drive from our Kew office along Burke Road or Auburn Road, and it is home to a project on Rathmines Road that appears in our portfolio. The suburb is wedged between Camberwell Junction, Tooronga and Auburn Village, and its quiet streets have a settled, family feel.

Unlike Hawthorn to the west, Hawthorn East was mostly built up after 1900. Edwardian and Federation homes line the streets around Harcourt Street, Rathmines Road and Anderson Park, with red brick bases, weatherboards above, roughcast gables and generous verandahs. Towards Tooronga and Camberwell Road the housing shifts to interwar clinker brick, Californian bungalows and Spanish Mission, then 1950s brick veneer nearer the Monash Freeway. Apartments cluster around Auburn Village and Camberwell Junction.

Our estimator scopes every house on site, because on these homes the difference between a good result and a short-lived one is almost always preparation: how much old paint comes off the weatherboards, whether the render needs repair, and how the timber windows are treated before priming.

What we paint in Hawthorn East

Edwardian and Federation homes are the core of our Hawthorn East work. Many combine face brick with painted weatherboards, so protecting the timber matters as much as the finish. We wash and scrape back to a sound edge, prime bare hardwood, fill and sand the boards flush, and seal end grain where boards meet architraves. Sash windows are checked for rot, re-puttied and eased so they still open. Inside, lath and plaster ceilings and picture rails need patient filling, and for anything beyond hairline cracks we have an experienced plasterer on the team.

The interwar homes around Tooronga and towards Camberwell Road bring rendered chimneys and parapets, roughcast, painted brick trims and steel-framed or leadlight windows. Hollow patches in old cement render are cut out and repaired before priming. On post-war brick veneer and the growing number of extended houses, the surfaces shift to acrylic render, fibre cement and steel, and the job becomes choosing the right primer for each and tying old and new together.

Heritage overlays and Boroondara requirements in Hawthorn East

Hawthorn East is in the City of Boroondara and several of its Edwardian precincts sit inside heritage overlays, Harcourt Street being the best known. If your home is in one, repainting surfaces that are already painted does not normally need a permit. Painting face brick, stone or render that has never been painted usually does, which is the change owners most often ask about when they want to lighten a dark brick home. We can check the overlay for your address and advise before any decision is made.

Colour on these streets is worth getting right. Edwardian schemes traditionally set deeper trim colours against lighter weatherboards with the brick left natural, and Taubmans heritage charts make that easy to work within. We can match existing colours from scrapes, propose a scheme that suits the era, or work to a consultant's specification.

Painting in Hawthorn East: common questions

Have you worked in Hawthorn East before?

Yes. One of the projects in our portfolio is on Rathmines Road, and Hawthorn East is one of the closest suburbs to our Kew office. Being local means we inspect quickly, spend little time travelling, and know how the Edwardian weatherboard and interwar brick homes here behave once preparation starts.

Should I paint the face brick on my Federation home in Hawthorn East?

We generally advise against it unless there is a good reason. Unpainted brick needs no maintenance, painting it locks you into repainting cycles, and inside a heritage overlay Boroondara Council will usually need to approve it first. Repainting the weatherboards, timber and render is normally enough to transform the house.

How much does exterior painting cost in Hawthorn East?

A typical Edwardian weatherboard home here is priced on the amount of preparation the timber needs, the height and access, and whether render, windows and verandah detail are included. Our cost breakdown page walks through how each stage is priced. Every quote is itemised and fixed after the on-site inspection.

Can you paint our Hawthorn East home while we are living in it with young children?

Yes, and most of our projects here are done in occupied family homes. We agree a room-by-room or side-by-side sequence, keep dust and drop sheets contained, use low-odour interior products, and pack tools away each afternoon. Our team is fully insured and police checked, and we finish by 4pm on weekdays.
