Residential painters for Toorak homes

Toorak sets the benchmark for residential work in Melbourne, and the homes here are rarely simple. A repaint on St Georges Road or Lansell Road might cover a two-storey Victorian mansion, a pool house, a boundary fence running the length of the block and a set of interiors already fitted out by a designer. Getting through that cleanly takes as much planning as painting.

DHPainting Melbourne is family owned and operates from Kew, about ten to fifteen minutes from Toorak Village. We started in Brisbane in 2009 and are comfortable taking a brief from an architect or interior designer, working alongside other trades and fitting our program around a household that is still living in the house.

Privacy and cleanliness matter as much as the finish. Our teams are police-checked and fully insured, we agree access and parking arrangements before day one, and we leave the site tidy every afternoon. When we hand over, the result should look as if the house was always meant to be that colour.

Toorak, Melbourne

What we paint in Toorak

The grand Victorian and Edwardian estates along St Georges Road, Lansell Road and Orrong Road carry acres of painted surface: rendered facades, deep verandahs, timber sash windows, cast iron balustrades and long runs of masonry fencing. Old lime render and hardwood joinery move with the seasons, so our preparation starts with stripping back failed coatings, repairing cracked render and re-puttying sashes before priming. An experienced plasterer on our team handles the minor repairs that these facades almost always need.

Between the estates sit interwar mansions and Georgian revival homes in clinker and rendered brick, low-rise apartment blocks from the 1930s to the 1970s around Toorak Road and the station, and a growing number of architect-designed contemporary homes with acrylic render, off-form concrete, steel and large expanses of interior plasterboard. Contemporary interiors in particular demand flawless flat walls under downlights and dead-straight lines against joinery, a very different discipline to heritage restoration.

  • Victorian and Edwardian mansions along St Georges Road, Lansell Road and Orrong Road
  • Interwar and Georgian revival homes in the streets between Toorak Road and Malvern Road
  • Boutique apartment buildings around Toorak Village and Toorak station
  • Architect-designed contemporary homes and large-scale rebuilds across the suburb
  • Pool houses, garden walls, boundary fences and gates that complete the property

Heritage overlays and Stonnington requirements

Much of Toorak sits inside heritage overlays under the Stonnington Planning Scheme, and a number of individual properties are listed in their own right. Repainting a surface that is already painted does not normally need a permit. Painting brick, stone or render that has never been painted usually does, and individually significant homes can carry tighter controls again. We can tell you which situation applies to your home and help you approach Stonnington's planning team before any work is booked.

On Toorak projects the colour scheme is often already set by an interior designer or heritage architect, and our job is to deliver it precisely. Where it is not, we can match original colours from paint scrapes, work from the Taubmans heritage range, or help you settle on a modern palette that suits the scale of the house and the street.

Painting in Toorak: common questions

Can you work from our interior designer's specification?

Yes, and on Toorak projects we usually do. Send us the schedule of colours, finishes and sheen levels and our estimator will scope the job against it. We keep the designer in the loop on site, flag anything that will not work on a particular surface, and sample colours in place before committing to full coats.

How do you manage a large Toorak home while we are still living in it?

We break the house into stages, usually a wing or a floor at a time, and agree the order with you before we start. Each area is sheeted, painted, cleaned and handed back before the next one is opened. Our hours are 7:30am to 4pm Monday to Friday, with Saturday work only if you want it.

How much does it cost to paint a house in Toorak?

It depends on the size of the home, the condition of the surfaces and the finish you want. A large two-storey Victorian with failing render and lacework sits well above a contemporary home with sound acrylic render. Our cost breakdown page explains how we price each stage, and every quote we provide is itemised and fixed.

Can you coordinate with our builder and other trades?

Yes. On renovations and extensions we work to the builder's program, sequence our work around joiners, electricians and floor finishers, and return for final coats once the other trades are out. We are fully insured and police-checked, which matters on secured properties with staff, alarms and gated access.
