The Victorian terraces around Domain Road, Fawkner Park and Walsh Street are two-storey and richly detailed, with rendered facades, cast iron lacework, timber sashes and parapets that have often carried a dozen coats over 140 years. Preparation is where these jobs are won: stripping failed paint, repairing cracked render and lime plaster, re-puttying glass and treating rust on the iron before priming. Many still have original lath and plaster inside, which our plasterer can repair rather than replace.
The art deco and interwar apartment blocks along Toorak Road and Park Street bring rendered curves, steel-framed windows and shared stairwells and hallways. Heritage overlays and Stonnington requirements
Most of South Yarra sits in the City of Stonnington, with the pocket west of Punt Road around Fawkner Park and the Domain falling under the City of Melbourne. Both councils apply heritage overlays across much of the suburb, and Como House on Williams Road is a reminder of how much significant fabric survives here. Repainting an already-painted surface does not normally need a permit. Painting previously unpainted brick, stone or render inside an overlay usually does, and we can tell you which applies before you commit.
For apartment buildings the more common approval is the owners corporation's, not the council's. External colours, balcony finishes and anything visible from the street typically need a committee resolution, and some buildings have a registered scheme to follow exactly.
