Residential painters for St Kilda West homes

St Kilda West is a small pocket, a handful of streets between Fitzroy Street, Canterbury Road and the bay. Its Victorian terraces and Edwardian homes sit only a block or two back from Beaconsfield Parade and Catani Gardens, making it the most directly marine-exposed area we paint in Melbourne.

That exposure is relentless. Salt-laden air comes straight off Port Phillip Bay with nothing to slow it down, and westerly weather drives rain against facades along Park Street, Cowderoy Street and Canterbury Road. Lacework corrodes, steel lintels rust and push render off the wall, and every hairline crack becomes a water path. Coatings that would last ten years in Kew can fail here in four if the preparation and product are wrong.

DHPainting began in Brisbane in 2009, where salt air and hard sun are the norm, so coastal-grade systems are second nature to us. We now operate from Kew, around half an hour away, and take the same approach here: wash the salt off, fix what is corroding, then apply a marine-grade system.

What we paint in St Kilda West

The Victorian terraces along Park Street, Mary Street and the streets off Canterbury Road are the core of St Kilda West. Lime-rendered brick, cast iron balconies, slate roofs and timber sash windows all suffer here. Lacework is the tell-tale: once rust blisters through a balcony panel, the fixings behind it are usually well gone. We take rust back to sound metal, use a proper metal primer and seal the joints so water has nowhere to sit.

Edwardian homes towards Fitzroy Street and the Canterbury Road end bring timber verandahs, fretwork, roughcast gables and red brick with rendered dressings. Between them sit interwar flats and a few contemporary apartments facing Beaconsfield Parade, which need coatings for constant salt on steel and modern render.

Heritage overlays and Port Phillip requirements

Almost all of St Kilda West is covered by heritage overlays under the Port Phillip Planning Scheme. Repainting a surface that is already painted does not normally need a permit. Painting previously unpainted brick, stone or render usually does, and individually significant terraces may carry colour controls. We can tell you what applies to your home and who to speak to at the City of Port Phillip.

Here we also think about colour in terms of durability. Dark colours on a west-facing rendered facade absorb heat, move more and chalk faster under coastal UV. Where a heritage scheme calls for deep tones we specify a product and sheen that will hold, and we can match originals from paint scrapes or heritage charts.

Painting in St Kilda West: common questions

How often should a house in St Kilda West be repainted?

Sooner than the same house inland. A well-prepared exterior with a quality membrane or elastomeric system should give eight to ten years before it needs attention, but bay-facing walls and cast iron may need a maintenance wash and touch-up every few years. We can set out a simple maintenance schedule with the initial quote.

Can you save the rusted lacework on my terrace?

Usually, yes. We remove loose rust and old paint back to sound metal, treat the surface with a rust converter or metal primer, replace failed fixings and seal joints before repainting. Where a panel is too far gone we can arrange a replacement casting and paint it to match.

Do I need a permit to repaint my heritage terrace in St Kilda West?

If the surface is already painted, usually not. If you want to paint brick, stone or render that has never been painted, or your terrace is individually listed, the City of Port Phillip will generally need to approve it first. We can tell you which applies and help with the application if needed.

How much does it cost to paint a terrace in St Kilda West?

Terraces here need more preparation than the same house inland, and that is where the cost sits. Rust treatment, render repair and marine-grade products add to the price but stop you paying for the job again in four years. Our cost breakdown page explains how we price each stage, and every quote is itemised and fixed.
