Residential painters for St Kilda East homes

St Kilda East is the calmer side of St Kilda. Once you cross Barkly Street and head towards Alma Road, Inkerman Street and Hotham Street, the apartment towers give way to tree-lined streets of substantial Edwardian homes, brick villas and low-rise art deco flats.

The salt load is lower than on the foreshore, but St Kilda East still gets the wind-driven rain and westerly weather, and the tree cover on streets like Alma Road keeps south-facing walls damp well into spring. That combination is hard on old render, timber sills and roughcast, which is why so many facades here show flaking paint and drummy patches.

DHPainting operates from Kew, about 25 minutes away, and we have painted period homes across the inner east since expanding from Brisbane. We treat St Kilda East homes the same way: scrape and prime properly, repair what is failing, then apply a system that suits the substrate and the exposure.

What we paint in St Kilda East

The Edwardian homes between Inkerman Street and Dandenong Road are the heart of the suburb: red brick with rendered bands, timber verandahs, casement windows with leadlight and terracotta roofs. Render cracks at the bands and parapets, verandah beams and fretwork rot where paint has failed, and old oil-based coatings on the sashes have gone brittle. We fix each before priming rather than painting over it.

Along Alma Road, Inkerman Street and the streets near the Balaclava edge sit two- and three-storey interwar and art deco flats, many run by small owners corporations. Curved render, steel windows and parapet gutters need careful attention to waterproofing details before paint. We coordinate with the committee and keep stairwells and entrances usable.

  • Edwardian and Federation villas between Inkerman Street and Dandenong Road
  • Art deco and interwar flats along Alma Road and Inkerman Street
  • Victorian brick terraces and cottages near the Balaclava end of Carlisle Street
  • Interwar clinker brick homes and duplexes around Alma Park
  • Contemporary townhouses and rear extensions joined to period frontages

Heritage overlays and Port Phillip requirements

Most of St Kilda East falls within the City of Port Phillip, with a small section at the eastern edge in the City of Glen Eira, and both councils apply heritage overlays to many of its streets. Repainting a surface that is already painted does not normally need a permit. Painting previously unpainted brick, stone or render inside an overlay usually does. We can advise which applies to your address and who to speak to at council before work begins.

For Edwardian homes we usually recommend a scheme that respects the red brick and lets the timber and render details carry the colour. For art deco flats we look at what is under the current paint before suggesting anything, because original schemes were often subtler than later repaints. If you have a heritage architect or colour consultant, we work to their specification.

Painting in St Kilda East: common questions

Why is the render on my St Kilda East home flaking?

Usually because moisture is getting behind it. Cracked parapets, failed sills and shaded south walls let water into the render, and the paint lifts as it tries to escape. We cut out drummy sections, repair and cure the render, then use a breathable primer and membrane coating so the wall can dry without lifting the finish.

Is St Kilda East less exposed to salt than St Kilda?

Yes, noticeably. Salt deposits fall away quickly past the first few streets from the foreshore, so we rarely need the full marine washdown that Esplanade buildings get. Wind-driven rain and shade are the bigger issues here, so we focus on waterproofing details, timber treatment and coatings that cope with damp, tree-lined streets.

Can you paint a small block of art deco flats in St Kilda East?

Yes. We regularly work with owners corporations and body corporate managers on blocks of four to twenty flats. We provide a written specification, can attend the committee meeting, and schedule access around residents. Curved render, steel windows and parapet details are familiar work for our team.

How much does it cost to paint an Edwardian home in St Kilda East?

It depends on the size of the home, the state of the render and timber, and the level of detail in the finish. A well-kept villa is priced very differently to one with rotten verandah beams and blown render. Our cost breakdown page explains how each stage is priced, and every quote we give is itemised and fixed.
