Residential painters for Malvern homes

Malvern is one of the most intact period suburbs in Melbourne. The streets running off Glenferrie Road, High Street and Wattletree Road are lined with Victorian and Edwardian family homes on generous blocks, with deep verandahs, timber fretwork, slate and terracotta roofs and gardens that have had a century to mature. The suburb is valued for that character, and painting it well means protecting it.

DHPainting Melbourne is a family-owned business operating from Kew, about fifteen minutes north. We started in Brisbane in 2009 and the Melbourne team has spent years on exactly this kind of house: hardwood weatherboards, lime render, turned posts and sash windows that need patient preparation rather than a quick coat.

Many Malvern homes have been carefully renovated and extended, so a job often runs from a heritage facade through to a new open-plan kitchen and living room at the rear. Our estimator scopes the whole property on site, and our itemised fixed-price quote covers every stage so you know what you are paying for before we start.

What we paint in Malvern

The Edwardian homes that dominate Malvern combine red brick with rendered bands, timber-framed casement and sash windows, leadlight, decorative gable fretwork and return verandahs with turned posts and timber floors. Timber is where these houses fail first: verandah posts rot at the base, fretwork loses its paint on the sun side and sills split. Our preparation includes stripping back failed coatings, treating and filling exposed timber, re-puttying glass and priming with the right system for each material.

Victorian villas and terraces cluster closer to Malvern station, Glenferrie Road and the Gascoigne Estate precinct, with rendered facades, cast iron lacework and lath and plaster interiors that our plasterer repairs rather than replaces. Towards Tooronga Road and Glen Iris the housing shifts to interwar brick and Californian bungalows, and sympathetic contemporary extensions appear across the suburb.

  • Victorian villas and terraces around Malvern station and the Gascoigne Estate precinct
  • Interwar brick homes and Californian bungalows towards Tooronga Road and Glen Iris
  • Renovated period homes with contemporary rear extensions throughout the suburb
  • Low-rise brick apartments and units along High Street and Dandenong Road

Heritage overlays and Stonnington requirements

Malvern sits in the City of Stonnington, and much of the suburb is covered by heritage overlays that protect whole precincts of Victorian and Edwardian housing. Repainting a surface that is already painted does not normally need a permit. Painting previously unpainted brick, stone or render inside an overlay usually does, which matters in Malvern because so many homes still have their original face brick. We can check your property against the planning scheme and advise before any work is booked.

Edwardian colour schemes were richer than most people expect, with deep reds, greens and creams picking out fretwork and window frames against red brick. We can match an original scheme from paint scrapes, work from the Taubmans heritage range, or help you find a quieter modern palette that still suits the house and the street. If you have engaged a colour consultant or architect, we work to their specification.

Painting in Malvern: common questions

How do you handle rotten verandah posts and fretwork?

Our estimator checks every post base, sill and fretwork panel during the inspection. Sound timber is stripped, treated, filled and primed. Badly rotted sections are noted in the quote so a carpenter can replace them before we paint, or we can coordinate that work for you. We will not paint over rot.

Can you protect our garden while painting the exterior?

Yes. Malvern gardens are usually mature and planted right up to the house. We plan access before we start, protect beds and hedges with drop sheets and screens, use planks and towers rather than forcing ladders through planting, and keep wash-down water off your lawn and out of the drains.

Do I need a permit to repaint my Edwardian home in Malvern?

If the surface is already painted, usually not. If you want to paint face brick, stone or render that has never been painted, or your home is individually listed, Stonnington Council will generally need to approve it first. We can tell you which applies to your home and help with an application if needed.

How much does it cost to paint a house in Malvern?

It depends on size, the condition of the timber and render, and the finish you want. An Edwardian exterior with sound fretwork is a different job to one with rotting posts and failing paint on every sill. Our cost breakdown page explains how we price each stage, and every quote is itemised and fixed.
