Residential painters for Elwood homes

Elwood is defined by water on two sides: the bay along Ormond Esplanade and the Elwood Canal cutting through the middle. Between them sit some of Melbourne's best-known art deco apartment blocks, streets of Edwardian and interwar homes, and the Ormond Road village with its cafes and shops.

Two things make painting in Elwood different. The first is coastal exposure: salt air off the bay and westerly rain on facades along Ormond Esplanade, Glenhuntly Road and the beach end of Tennyson Street. The second is the ground. Much of Elwood is low-lying and was once swamp, and the streets around the canal have a long history of flooding. Older brick and render there often carry rising damp, salt efflorescence and bubbling paint at the base of walls.

DHPainting operates from Kew, roughly half an hour away, and our background painting in Brisbane's salt air and heat means coastal-grade systems are second nature. In Elwood we pair that with a proper moisture diagnosis before we quote, because painting over damp render wastes your money.

What we paint in Elwood

The art deco and interwar flats along Ormond Esplanade, Broadway and the streets off Glenhuntly Road are the suburb's signature. Curved rendered corners, stepped parapets, steel-framed windows and porthole details all need careful waterproofing before they are painted. Most are run by owners corporations, so we prepare specifications, attend committee meetings and stage work around residents.

Elwood's Edwardian and Federation homes cluster around Tennyson Street, Mitford Street and the canal-side streets, alongside Californian bungalows and interwar brick villas. Weatherboard, roughcast, red brick and timber verandahs are the main surfaces. On low-lying blocks we check for rising damp and drummy render at the base of walls before scoping repairs, and our in-house plasterer handles minor render work.

Heritage overlays and Port Phillip requirements

Elwood sits in the City of Port Phillip, and heritage overlays cover many of its art deco flat precincts and Edwardian streets. Repainting a surface that is already painted does not normally need a permit. Painting previously unpainted brick, stone or render inside an overlay usually does. We can advise which applies to your property and who to contact at council before work begins.

Art deco colour is a specialty here. Many Elwood blocks were originally finished in pale cream, sand and soft green tones with darker accents on fins and window surrounds, and later repaints often flattened that. We can uncover original schemes from paint scrapes, propose a palette that respects the building and the street, and document it for your owners corporation.

Painting in Elwood: common questions

My Elwood home is near the canal and the paint bubbles at the base of the walls. Can you fix it?

Often, yes, but the cause has to be treated first. Bubbling and salt crystals low on a wall usually mean rising damp. We assess drainage and any damp course, remove damaged render, let the wall dry, then use breathable, salt-resistant systems. If the damp course has failed we will say so and recommend a specialist before painting.

Do you paint art deco apartment blocks in Elwood?

Yes, they are a big part of our Elwood work. We prepare a written specification for the owners corporation covering preparation, waterproofing details, products, colours and staging, and can attend committee meetings. On site we schedule access with residents, protect balconies and gardens, and keep entrances usable every day.

How much does it cost to paint a house in Elwood?

It depends on the size of the home, the condition of the render and timber, and whether damp repairs are needed before painting. A sound weatherboard bungalow prices differently to a two-storey Edwardian with blown render at the base. Our cost breakdown page explains how each stage is priced, and every quote is fixed and itemised.

Which coatings hold up near Elwood beach?

For render and masonry we specify Taubmans membrane systems, which flex with the substrate and shed wind-driven rain. Timber gets a quality primer and premium Taubmans exterior acrylic. Steel is rust-treated and primed before topcoats. Colour choice matters too: lighter tones on north and west walls chalk and fade more slowly.
