Residential painters for Prahran homes

Prahran is dense, busy and full of small period houses on narrow blocks. Off Chapel Street, Greville Street and High Street the side streets are lined with single-fronted Victorian terraces and workers cottages, often sharing a wall on one side and a bluestone laneway at the back. Getting a scaffold or even a van close to the work takes thought, and that logistics is part of every Prahran job.

DHPainting Melbourne is family owned and operates from Kew, about fifteen minutes north. The business started in Brisbane in 2009, and Prahran's mix of tiny original frontages and generous rear extensions is one we know well. The trick is making old and new read as one house.

We also work in the apartment blocks and townhouse developments that have filled in around Prahran Market and Chapel Street, where owners-corporation rules and shared access apply. In every case the approach is the same: an estimator scopes the job on site, the quote is itemised and fixed, and we plan parking and access before the first drop sheet goes down.

What we paint in Prahran

A typical Prahran terrace is one room wide at the front, with a rendered or brick facade, a cast iron verandah, a timber sash window and a front door that opens almost onto the footpath. There is very little surface area, but every centimetre of it is on show, so the preparation and the cut lines have to be immaculate. Behind the front rooms most have been extended, usually a kitchen and living space in plasterboard, steel and glass that needs a different finish.

Workers cottages in timber and brick fill the streets between Malvern Road and High Street, with original weatherboards, verandah posts and sash windows still in place under thick old paint. Around the Market and along Chapel Street the stock shifts to interwar shop-top residences, 1960s and 1970s brick flats and newer apartment buildings, where we work with owners corporations on common areas and external repaints.

Heritage overlays and Stonnington requirements

Prahran sits in the City of Stonnington, and large parts of it are covered by heritage overlays that protect whole streetscapes of terraces and cottages rather than individual houses. Repainting a surface that is already painted does not normally need a permit. Painting previously unpainted brick, stone or render inside an overlay usually does, and painting over face brick on a terrace is a common way owners get caught out. We can check your property and advise before any work is booked.

Because Prahran terraces sit so close together, colour is a streetscape decision as much as a personal one. We can match original schemes from paint scrapes, work from the Taubmans heritage range or help you choose a modern palette that still sits comfortably beside the neighbours. Rear extensions are usually outside the overlay's concern and give you far more freedom.

Painting in Prahran: common questions

How do you get access to a terrace with only a laneway at the back?

We plan it during the inspection. Rear work is usually done from the laneway with lightweight towers that can be carried through, and we agree with neighbours in advance if anything needs to sit on the boundary. Front facades are worked from the footpath with barriers and a permit where required.

What about parking in Prahran?

Most streets around Chapel Street are permit-only or time-limited. We arrange trade parking permits through Stonnington where they are available, keep vehicles to a minimum on site and carry materials in rather than block the street. We will tell you before we start whether we need to use your space.

Can you make our extension and the original front rooms match?

Yes, and that is most of the interior work we do in Prahran. New plasterboard and 140-year-old lath and plaster take paint differently, so we prepare and prime each properly and then run a consistent finish through the whole house so there is no visible change at the join.

How much does it cost to paint a terrace in Prahran?

A single-fronted terrace is a smaller job than most homes, but preparation on the facade, lacework and old plaster still takes time. Our cost breakdown page sets out how we price each stage of a job, and every quote we provide is itemised and fixed after an on-site inspection.
