Residential painters for Carnegie homes
Carnegie has changed faster than most of Glen Eira over the past decade. The level crossing removal along the Dandenong line rebuilt Carnegie station on an elevated track, opened up new parkland underneath, and brought a wave of apartments and townhouses to the streets around Koornang Road. The result is a suburb where a 1920s bungalow, a 1950s brick veneer and a two-year-old townhouse can share the same street.
Away from the station, older Carnegie is intact. The streets between Neerim Road and North Road hold Californian bungalows with roughcast gables and timber porches, and solid post-war family homes on decent blocks. Lord Reserve and Packer Park give the suburb its green space, and the streets around them are quiet, established and popular with families.
That variety is why our estimators spend time on every Carnegie job before pricing it. Original hardwood weatherboard, roughcast render, clinker brick and new acrylic render each need different preparation and primers. We are about 20 to 25 minutes from Carnegie, working out of Kew.
What we paint in Carnegie
Carnegie bungalows typically pair weatherboard or brick lower walls with roughcast render in the gables, plus timber porch posts, exposed rafters and double-hung sash windows. Roughcast is porous and holds moisture, so old coatings fail in patches and the texture wears smooth where it has been repainted too many times. We repair and re-texture roughcast before recoating, and treat weatherboard for rot and movement before priming.
Post-war brick veneers and weatherboards from the 1950s add painted timber eaves, fascias and window frames, and often a rendered chimney. The newer townhouses near the station bring acrylic render, fibre cement and aluminium, which need less repair but fail early with the wrong primer. Inside, we handle everything from cracked hard plaster in the bungalows to plasterboard and square-set ceilings in the new builds.

Roughcast, weatherboard and joining old to new
Heritage overlays in Carnegie are limited to a handful of streets and individual homes under the Glen Eira Planning Scheme, so most repaints do not need council involvement. Where a home does sit in an overlay we check with the City of Glen Eira before touching previously unpainted brick or render. For the majority, the challenge is getting roughcast and weatherboard sound again.
As qualified texture coating applicators we can rebuild roughcast texture on patched gables so the repair disappears, and we specify breathable coatings that let moisture out of the render rather than trapping it. On weatherboard we strip failed paint, have rotted boards replaced where needed, and prime bare timber before two top coats. Where a new extension meets the original bungalow, we match sheen and colour so the house reads as one.

Painting in Carnegie: common questions
We bought a Carnegie bungalow with worn roughcast gables. Can you restore the texture?
Yes. Roughcast that has been repainted many times loses its texture and often has patches that have been smoothed over. We remove loose material, patch with a matching render and re-texture with a Taubmans texture system so the repair blends with the original. It is then coated with a breathable acrylic that suits the porous surface.
Can you paint a new townhouse near Carnegie station where parking and access are tight?
We can. The streets near Koornang Road and the station have limited parking and many townhouses share driveways, so we plan where vehicles and materials go before day one and keep shared access clear. New builds are usually quick, clean jobs and we can schedule around settlement or tenant move-in dates.
How much does it cost to paint a house in Carnegie?
A new townhouse in good condition sits at the lower end, a post-war brick veneer somewhere in the middle, and a bungalow with failed roughcast and weatherboard at the higher end because of the preparation involved. Our cost breakdown page explains how each stage is priced, and your quote is itemised and fixed.
Do you work around school hours and family routines?
Yes. Carnegie is a family suburb and many of our clients have children at local schools. We work Monday to Friday from 7:30am to 4pm and Saturdays from 9am to 2pm, can stage interiors room by room, and will keep bedrooms and kitchens usable each evening. Our team is fully insured and police-checked.
